Tax planning for real estate investors: rentals, flips, and the LLCs that hold them.
Books for every property, depreciation that is actually tracked, and a plan that looks at the portfolio, not just this year's return.
The spreadsheet worked at three properties. It doesn't at twelve.
Every property has its own bank account, or none do. Depreciation schedules live with whoever did the return the year you bought. Nobody is sure what the basis is on the one you just sold. And the question of whether your flips are an investment or a business keeps getting pushed to next year.
Those questions have real tax answers. They are much cheaper to settle before a sale than after one.
What's included for you
Books by property
Income, expenses, and the bank account for each property, or monitoring of the figures you keep. Closing statements filed where we can find them.
Basis and depreciation, current
Every property carries its own basis and its own depreciation schedule, tracked from the closing statement forward — what you paid, how it splits between land and building, the improvements since, and what has already been written off. We keep it current every year instead of rebuilding it the month you sell.
Planning around the portfolio
Buy and sell timing, exchanges, how the properties are held, and whether your time in real estate changes how the losses are treated.
How your price is built
Smaller portfolios where you keep the figures fit our individual subscriptions. Once we keep the books, it is a business subscription with a line for each property.
Examples. A W-2 household with five rentals and you keep the figures: from $600 a month. Twelve rentals in single-owner LLCs, and we keep the books for all of them: $4,300 a month.
Prices shown are starting prices. Prices vary by state, and your quote may be higher depending on where you live and what you own.
Worth saying up front
Buying and selling is its own line. A year with several closings takes more work than a year of collecting rent, and the price says so.
Past years come first. If depreciation was never taken or returns are unfiled, we quote fixing it before we start.
We are not your property manager or your attorney. We keep the tax side straight and work with the people who handle the rest.
